RE Scenario - Portfolio Module
The RE Scenario page is where you will capture data about each option under consideration for the RE transaction. Each RE transaction is tied to one or more RE scenarios, and each scenario is linked to either a site or a contract. For example, as you near the end of your original term on a contract, you might decide between three scenarios:

Renew your existing lease as-is (renewal of existing contract),

Expand your square footage (signing of new contract), or
-
Relocate (moving to a new site).
In this example, you would create a RE transaction record which captures the high-level details of the transaction, and three scenarios which are linked to the transaction: one for the renewal, one for the expansion, and one for the disposition.
At this time, you cannot create a new entity based on a RE scenario. Selecting a scenario in the RE Transaction sub-module will not impact the contract or site record—you will need to proceed with your normal business process in Lucernex. See the End User: RE Transaction Sub-Module Walkthrough for more information.
Once a RE Transaction's status has been set to Complete:

No additional scenarios can be added to the transaction. Completed transactions no longer appear in the list layout in the RE Transaction Wizard.

Only Scenarios with a status of Selected appear in the list layout at the top of the RE Scenario tab.

For historical purposes, you can view non-selected scenarios in the embedded list layout for the transaction on the RE Transaction tab.
To manage your RE transaction scenarios:

Navigate to Portfolio > RE Transaction > RE Scenario.

Follow a procedure below.
Create a Transaction from a Site
To create a transaction from a site:

Click Add Item.
This displays in the Actions menu on the right side of the page. -
Complete these fields:

Scenario Name
-
Deal Type
-
List of Sites: Select the site you want to create a transaction for.

Use Existing RE Transaction?: Select this check box if you want to use this site to create a scenario on a preexisting transaction.

Do one of the following:
-
If you selected the Use Existing RE Transaction check box, select the check box next to the RE transaction you want to use.

If you did not select the Use Existing RE Transaction check box, enter a name for the transaction in the Transaction Name field.

Click Create Scenario.
Manage / Edit a Scenario

Select the scenario you want to modify from the list at the top of the page.

Do one of the following:

Refer to the Scenario Fields sub-section below for information on how to complete the fields on the RE Scenario page.

Follow a procedure below.

Click Save Changes.
This displays in the Actions menu on the right side of the page.
Scenario Fields
The following table lists the fields on the RE Scenario page and their usage.

Site Info | Pro Rata Share Rate | Yes | Enter the pro rata share for the expense in this field. Pro Rata Share refers to a proportionate share of an expense. For example, many contracts for tenants of indoor malls stipulate that each tenant pay a pre-determined percentage of common area maintenance (CAM) expenses. |

On a lease, enter the cost of improvements that are not covered by the tenant improvement allowance. On a purchase, enter the deposit or equity amount contributed by the buyer, or the cash the buyer brings to closing. |

Delete a Scenario
To delete a scenario:

Select the scenario you want to delete from the list at the top of the page.

Click Delete Item.
A dialog opens, asking you to confirm your choice.

Click Yes.
Apply Template
You can apply multiple templates to a transaction or scenario. If a single template is applied more than once to the record, tasks that have a status of In Progress, Complete, or Canceled will not be altered.
Tasks and groups will be displayed in chronological order and are not grouped by template.
Keep the following important information in mind when applying a template:

If two tasks from different templates have the same name, they will be treated as the same task.

If you re-apply a template that contains a task you deleted, that task will be re-added to your deal steps.

If there is a predecessor-successor relationship between tasks in two separate templates, the template with the predecessor task must be applied first.
To apply a schedule template:

Click Apply Template.
This displays in the Actions menu on the right side of the page. -
Select the schedule template you want to apply from the Schedule Template field.

Do one of the following:

If you want to apply the template according to a start date:
-
Select Start On.
-
Enter the start date of the schedule in Start On.
You can also click Calendar
to open the Date Picker and select the appropriate date.

If you want to apply the template according to an end date:
-
Select Finish On.

Enter the end date of the schedule in Finish On.
You can also click Calendar
to open the Date Picker and select the appropriate date.

Click Append Schedule Template.
The window closes. The schedule template is applied.
Delete Steps
To delete a schedule which has been applied to the transaction or scenario:

Select the scenario you want to modify from the list at the top of the page.

Click Delete Steps.
This displays in the Actions menu on the right side of the page.A dialog opens, asking you to confirm your choice.

Click Yes.
