Observe is an energy management and internet of things (IoT) remote monitoring solution that integrates with vx Maintain to automate work order generation and enable predictive operations. It reduces operational costs through alarm filtering, minimizes downtime, and supports remote asset management to extend asset life. Observe also assists in lowering repair budgets and greenhouse gas emissions by optimizing asset performance, improving facility efficiency, and promoting sustainability.

Key modules include:

• Site List: Manage all operational sites from a central view.

• Alarms: Monitor and respond to alarms to maintain efficient asset performance.

• Flagged System Conditions Rules: Detect and analyze anomalies using a rules-based engine, identifying critical issues for prompt action.

• Energy Management: Manage and track energy bills, ensuring better energy use and cost management.

• Control Actions: Perform actions remotely to maintain optimal conditions, such as adjusting a thermostat or modifying device settings.

Observe integrates with ServiceChannel, combining ServiceChannel's asset data and work order functionality with Accruent Observe asset sensor solution. Observe also integrates with other Computerized Maintenance Management System (CMMS), such as Accruent Maintenance Connection and IBM Maximo.
