Manage Complex / Center Details - Portfolio Administration

The Manage Complex / Center Details page of the System Administrator Dashboard allows you to manage the details of complexes and centers in Lucernex. A complex or center is used to track information about multi-tenant structures such as shopping malls.

To navigate to the Manage Complex / Center Details page:

  1. Click Admin in the toolbar in the upper-right corner of the window.

    The System Administrator Dashboard page opens.

  2. Click Manage Complex / Center Details link in the Portfolio Administration section of the 2nd column.

    The Manage Complex / Center Details page opens.

  3. Follow a procedure below.

ClosedSearch for a Complex

To search for a complex:

  1. Enter the name of the complex you want to edit in the Search field.

  2. Click Search.

    The complexes matching your search criteria appear in the table.

ClosedAdd Complex

To add a complex:

  1. Click Add Complex.

    The Add Complex window opens.

  2. Complete the following fields under the Complex / Center Details heading:

    • Name

    • Address

    • City

    • State

    • County

    • Postal Code

    • Format: Select the format of the complex from this field.

      Example formats include malls or open-air centers.

      Create a new group or category.

    • Status: Select the status of the complex from this field.

    • Scheme: Select the scheme of the complex from this field.

      Example schemes include regional malls, strip / convenience, or neighborhood centers.

      Create a new group or category.

    • Client ID: Enter a unique identifier for the complex.

    • Year Built

    • Number of Levels: Enter the number of floors this complex has in this field.

    • Hours of Operation: Enter the hours of operation of the complex in this field.

    • Has Food Court?: Select this check box if the complex has a food court.

    • Is Enclosed?: Select this check box if the complex is enclosed—for example, an indoor mall.

    • Nearest Competition: Enter the nearest competition in this field.

    • Number Parking Spaces: Enter the number of parking spaces the complex has in this field.

    • Developer: Select the developer of this complex from this field.

    • Landlord: Select the landlord of this complex from this field.

    • Property Manager: Select the property manager of this complex from this field.

    • Notable Tenants: Enter the names of any notable tenants of the complex in this field.

    • Number Stores: Enter the number of stores in the complex in this field.

    • Number Outparcels: Enter the number of storefronts on the lot in this field.

      For example, there may be a lot with several buildings that is owned by one parent company. Each of these buildings may have a different company that is leasing the space.

  3. Complete the following fields under the Key Dates heading:

    • Is Expansion Planned?: Select this check box if there is a expansion planned for the complex.

    • Expansion Plan Date: Enter the planned start date of the expansion.

      You can also click Calendar A small button with a picture of a calendar on it. to open the Date Picker and select the appropriate date.

    • Is Renovation Planned?: Select this check box if there is a renovation planned for the complex.

    • Renovation Plan Date: Enter the planned start date of the renovation.

      You can also click Calendar A small button with a picture of a calendar on it. to open the Date Picker and select the appropriate date.

    • Last Renovation Date: Enter the date of the last renovation.

      You can also click Calendar A small button with a picture of a calendar on it. to open the Date Picker and select the appropriate date.

  4. Complete the following fields under the Occupancy heading:

    • Gross Lease Area: Enter the gross leaseable area of the complex.

    • Gla Excluding Anchors: Enter the gross leaseable area of the complex excluding anchor stores.

      An example of an anchor store would be a big chain department store.

    • Area Unit: Select the area unit used to measure the area.

      An example of an area unit would be square foot.

    • Is Space Available?: Select this check box if there is space available in the complex.

    • Occupancy Percentage: Enter the occupancy percentage of the complex in this field.

      Note:

      The Vacancy Rate is the percentage of the complex that is vacant. This percentage is calculated as 100% - the Occupancy Percentage.

    • Estimated Sales / Rentable Area: Enter the estimated sales / rentable area of the complex in this field.

  5. Enter any comments in the Comments field.

  6. Click Add.

    The window closes. The complex appears in the table.

ClosedEdit Complex

To edit a complex:

  1. Click Edit in the Actions column of the record.

    The Edit Complex window opens.

  2. Make your changes.

  3. Click Update.

    The window closes. Your changes are saved.

ClosedDelete Complex

To delete a complex:

  1. Click Delete in the Actions column of the record.

    A dialog opens, asking you to confirm your choice.

  2. Click Yes.

    The dialog box closes. The complex is deleted.
